When consulting with your Real Estate Broker there are 3 very important questions that you need answered.
- How many homes, similar to yours with respect to Age, Style, Size, Neighbourhhood & Price Point are available for sale?
- How many homes similar to yours with respect to Age, Style, Size, Neighbourhood and Price Point have sold in the last 3-4 months?
- How Many Days on the Market have the present similar homes been available for sale and how long did it take for similar homes to sell?
Once your agent analyses these main factors, Supply & Demand, they can determine whether you are in a Buyers Market, a Sellers Market or a Stable Market.
Upon determining Market Conditions specific to your home, your Broker can then complete their in-depth pricing evaluation of your property by taking into consideration the improvements you have made to your home, the extras, the features, the inclusions and the condition of your home. They will also be able to set your expectations as to the marketing time (Listing Period) needed to ensure the highest sale price possible.
